Areas Inspected
Included at No Extra Cost
✅ Drone Roof Evaluations

I use the latest drone technology in my inspections to access dangerous or inaccessible roof surfaces that would traditionally be inspected from the ground. Trained and certified as an FAA remote pilot, I operate them to capture high-resolution aerial images and videos, allowing me to thoroughly examine the roof’s condition in hard-to-reach areas.
✅ High-Def Thermal Imaging

I incorporate thermal imaging in every one of my inspections to help identify moisture intrusion, insulation deficiency, or overheating electrical components. This advanced technology detects subtle temperature changes, providing valuable clues to issues not visible during a traditional inspection and supporting a more complete evaluation of your home’s condition.
✅ WDI Inspections

My inspections include thorough Wood-Destroying Insect (WDI) evaluations. I carefully check for visible signs of termites, carpenter ants, and other wood-destroying pests that can cause significant structural damage. I make sure that any infestations are identified early, providing you with the information needed to protect your valuable investment.

Frequently Asked Questions
Yes, I’m fully licensed in the state of New York and carry both general liability and errors and omissions insurance. My NY home inspector license number is 16000141259. Both my liability and E&O policies each provide $500,000 of coverage.
I have completed the required 140-hour home inspection certification course and passed the New York state licensing exam. Along with the mandated coursework and exam, I have also completed numerous voluntary certifications through InterNACHI, the leading home inspection association. Additionally, I have passed the rigorous FAA exam to become a certified Part 107 drone pilot, enabling me to conduct aerial inspections of roofs.
Definitely! In fact, part of the New York State requirements for licensed home inspectors is to complete at least 24 hours of continuing education every two years to maintain a license. In addition, as a member of InterNACHI, I am required to complete another 24 hours of continuing education each year. Furthermore, as an FAA Part 107 remote pilot, I must pass a recurrent exam every two years. This ensures that I stay up-to-date and well-informed in the field.
A home inspection is a visual examination of the home’s major structures, systems, and components that are visible and safely accessible. The inspector should adhere to a standard of practice that outlines what is included in a general home inspection, as well as what is excluded. Some inspectors may strictly follow these standards, while others may exceed them by inspecting additional items or providing a more detailed assessment. It’s important to discuss the scope of work prior to the inspection, as this defines what will be covered. After the inspection, you should receive a written report, which may include photos and recommendations based on the findings.
A home inspection focuses on the condition of a property, identifying any issues or needed repairs, while an appraisal determines the market value of the property. Inspectors evaluate the home’s systems and structure, providing a detailed report. Appraisers assess the home’s worth based on factors such as location, size, and comparable sales in the area, primarily for lending purposes.
Purchasing a home is often the most significant investment you’ll make, making a home inspection essential for informed decision-making. An inspector can uncover and document issues that may not be immediately visible to you as a prospective buyer. These issues can range from minor repairs to serious damage, including safety and health hazards. By identifying these concerns early on, you can negotiate repairs or reconsider your purchase, ultimately protecting your investment and ensuring peace of mind.
At Modern Insight Home Inspections, I conduct a thorough evaluation of your property, including the structure, roof, electrical systems, plumbing, HVAC, and more. My inspections follow the New York State Standards of Practice, which outline what’s included in a home inspection and what may be excluded, such as cosmetic issues or areas that are inaccessible at the time of inspection.
A home inspection is typically scheduled after an offer has been made and accepted, but before the closing date. This timing allows the inspector to identify any major defects that could be costly or pose safety concerns. In rare instances – due to timing or contractual issues – the inspection may be scheduled after the closing date. If that happens, it’s advisable for the home buyer to schedule the inspection for the earliest possible date after the closing.
No, you don’t have to be present for the entire inspection, but I recommend attending at least part of it for your benefit. If you think watching the entire inspection might be boring (it might be for some😊), consider arriving toward the end to walk through a summary of the findings. I also encourage you to ask questions while you’re there – it’s a great opportunity, especially for first-time buyers, to learn about the home’s systems, components, and ongoing maintenance needs.
A typical home inspection for an average 1,500 sq. ft. home takes between 2½ and 4 hours, but ultimately, I take as much time as necessary. I want my clients to feel valued – not rushed – and to know that they’re more than just another appointment on my schedule.
There is no standard fee for home inspections, as pricing varies by company. While I may not be the cheapest option available, I’m confident that I offer the best value in the industry. You can see my pricing details here and learn more on my Home Inspection Costs in NY page.
Payment is due before the inspection report is released. I accept cash, cashier’s checks, Zelle, and credit/debit cards as payment.
I strive to send the final report the same evening as the inspection, but you can reliably expect it within 24 hours of completing the on-site portion.
If your home inspection reveals any issues, it’s important to assess the severity of each defect. For instance, a missing shingle or a dirty air filter can be easily and affordably fixed. However, more serious concerns, like a major foundation crack, an infestation of wood-destroying insects, or evidence of mold, require careful consideration. In these cases, it’s crucial to understand how these problems can be addressed and whether you can negotiate their repair costs with the seller.
No, a home does not technically “pass” or “fail” an inspection. The purpose of a home inspection is to provide you with a detailed assessment of the property’s condition. The inspector will identify any deficiencies, maintenance items, and safety concerns that may require your attention. It’s important to review the inspector’s findings carefully, as they can guide you in understanding the home’s overall condition and what repairs or improvements may be needed.
I do not provide cost estimates because prices are constantly changing, and I want to ensure accuracy. If I identify an issue with your home, I generally recommend that you contact the respective professional to assess it for a more accurate estimate.
I do not offer repair services, as I believe this creates a conflict of interest – a stance shared by the state of New York. Many inspector associations and regulations strictly forbid home inspectors from providing repairs for this reason. In short, I prioritize integrity. I do not accept referral fees or gratuities from service providers, nor do I perform any work myself to address issues identified during an inspection.
Absolutely not. My priority is to provide an accurate and honest assessment of the property’s condition. Transparency is key, and I believe that buyers and homeowners deserve a complete understanding of any issues. My commitment is to integrity and professionalism in every inspection.
Yes, I can still inspect the house, but there will be limitations. The most significant limitation is the roof covering; when it’s buried in snow, I can’t inspect it. While it’s more challenging for me to inspect homes in snowy conditions, I don’t charge extra for the added effort of navigating through the snow. Rest assured, I’ll still conduct a thorough inspection of the accessible areas of the home.
A home purchase can be an emotional journey, and the process after having an offer accepted can feel rushed and overwhelming. Your realtor will likely give you a list of inspectors they know. While this can be helpful, it’s important to trust your instincts about whether your agent is truly looking out for your best interests. Most agents are, but some might not be. Take the time to research local home inspectors and choose one that offers the best value for you. At Modern Insight Home Inspections, I’m confident that I provide exceptional, honest service you can trust. Remember, when it comes to home inspections, you often get what you pay for.
