All full inspections include drone roof imaging, infrared thermal scanning, and a wood-destroying insect (WDI) inspection. Water quality testing can be added to any of these.

Pre-Purchase Buyer Inspection
A full evaluation of the property prior to purchase, with a detailed report covering the condition and performance of all major home systems. An end-of-inspection walk-through is included to review findings and address any questions about the home’s condition.

Pre-Listing Seller Inspection
A full evaluation of the property prior to listing, with a detailed report outlining the observed conditions of all major home systems. This allows sellers to identify and address repairs on their own timeline rather than during the buyer negotiation process.

Builder’s Warranty (11th month) Inspection
For homes nearing the end of the builder’s 1-year warranty, this inspection provides a detailed report covering all major home systems. It helps identify issues that can be documented and submitted to the builder for correction before coverage expires. Commonly called an 11th month inspection, it is typically performed within 30 days of warranty expiration.

Condo / Co-Op Inspection
A full inspection of the unit prior to purchase or listing, with a detailed report covering accessible unit-level components within the unit boundary. This helps identify issues that can be addressed before closing or negotiations, as well as any conditions that may impact ownership or maintenance planning.

Drone Roof Inspection
FAA Part 107 certified aerial imaging of roofing materials, flashing, ridges, penetrations, and chimney conditions. Delivers a close-up view of the full roof surface without anyone stepping on steep or fragile surfaces. Included in every full inspection and available as a standalone service.

Follow-Up Inspection
A focused re-assessment of previously identified defects after seller repairs have been completed. Documents whether agreed work was addressed, notes any unresolved items, and flags anything new that surfaced during the repair process. Useful for buyers who want a second look before closing.
