Roof

The roof is one of the most important parts of the home. We examine the roof coverings, vents, skylights, chimneys, flashing, gutters, downspouts, and the overall structure of the roof.

Exterior

We inspect the property grading, driveway, exterior walkways and steps, doors, porches and decks, windows, siding, paint, and other exterior elements of the home.

HVAC

We inspect the heating and cooling systems including ducts, filters, furnaces/boilers, air conditioning units, and thermostats.

Electrical

We will inspect visible interior and exterior electrical systems including service drops, masts, meters, grounding, branch wiring, receptacles, and related components.

Plumbing

We check fixtures for proper flow and drainage, including sinks, tubs, showers, toilets, and hose bibbs, looking for leaks and other flaws. We also inspect hot water heaters, waste, and vent systems.

Appliances

We inspect built-in appliances to ensure they are functioning properly. This includes stoves, ovens, dishwashers, and microwaves. We check for proper installation, operation, and overall condition.

Interior

We inspect the interior spaces of the home, including walls, ceilings, floors, doors, windows, stairways, and railings. We check for signs of damage, and overall condition to ensure a safe living environment.

Basement & Foundation

We inspect basements, crawl spaces, and foundations for moisture intrusion, structural issues, and overall integrity, including walls, floors, support beams, insulation, and ventilation.

Attic

We inspect the attic for insulation levels, ventilation, structural integrity, signs of moisture, pests, and proper insulation installation to ensure energy efficiency and prevent potential issues.
